We have the first break in a 10 month trend in the Clearwater Homes market last month.
From December 2010 thru September 2010, each month had a higher number of sales than in every one of the past 4 years in that same month (sales of homes, condos, townhouses and villas in Pinellas County).
Last month that trend changed as you’ll see in the graph below. Although it was very close, the sales were just slightly below October of 2009 (tax credit period). However, they were higher than October of 2010, 2008 and 2007 so even though we weren’t able to keep one trend going we are still seeing an overall trend of improvement continuing.
November is one of the lowest months each year (along with January and February) so it will be interesting to see what happens this month. December usually sees higher sales than November but I will be surprised if this December will beat last.
Here’s the chart (by the way, you can now click on the chart to see it full size):
(Based on information from: 1) PRO/Suncoast MLS for the period of Jan 2007 to May 2011 and from 2) MFRMLS for the period May 2011 thru the end of October 2011)
All in all the market still looks strong even though it slowed a little last month. Over the next few months we’ll see if that was temporary or if the local Clearwater homes market is seeing a general slowing starting to begin.
Clearwater Homes Site – Events Calendar
I had an idea this month and I’d like to get your feedback before I make the change to this site. Now that it is ‘season’ here, there are lots of events happening around the county and throughout the Tampa Bay area. I was thinking that it might be a good idea to work out a way to put an events calendar on the site that will list the different events happening in all the different areas. I’d want your help on it too since there are probably a lot of activities I don’t know about. Leave a comment below to let me know if you think this would be a good idea or not and if I see that there’s enough interest I’ll start working on putting it together.
If you celebrate Thanksgiving I wish you a good holiday and look forward to providing you what you need and want at this Clearwater homes site and, when you come here to buy, in person.
Sincerely,
Ron
Love the idea of a calendar: as we contemplate a purchase we are looking at activities available in different areas.
The idea for an events calendar sounds great! Thanks
@Kathy Westerfield,
Kathy – Thanks for letting me know about your interest. I’ll take a look at how many people showed interest and make a decision on this Thanksgiving weekend. -Ron
Lorne – Thanks. I’ll let everyone know in the next newsletter if I’ll be doing this. -Ron
Mary – I know, that’s pretty common which is why I’m looking at doing this. Thanks for letting me know. -Ron
